Phase 2
Our Phase II process begins with developing a site-specific Conceptual Site Model (CSM) and sampling work plan designed to evaluate the nature and extent of possible contamination. Field activities may include drilling borings, installing monitoring wells, collecting soil vapor samples, performing geophysical surveys, and sampling potential areas of concern such as fuel storage, industrial operations, former landfills, dry cleaners, or manufacturing areas.
All samples are analyzed by certified laboratories, and results are interpreted in comparison to applicable state or federal regulatory standards. RCC then provides a clear, data-driven report outlining:
The presence, type, and concentration of contaminants
Maps and figures showing sampling locations and results
Likely sources of contamination
Recommendations for remediation, monitoring, or regulatory closure
Feasibility of redevelopment or reuse based on environmental conditions
Phase II ESAs support a range of clients and project needs, including:
Commercial and industrial property acquisitions
Brownfield redevelopment
Solar and renewable energy projects
Former landfill evaluations
Underground storage tank (UST) investigations
Insurance and litigation support
Development feasibility assessments
Our goal is always to provide practical, defendable, and regulatory-compliant decision-making data that supports real progress on a site.
